Through this paper, I argue that the Planning and Infrastructure Bill could go further and faster by cutting delay, reducing legal risk, and backing planners and public bodies to say yes to the homes and infrastructure communities actually need. For places like Northampton, that means quicker decisions, fewer stalled sites, and a planning system that supports regeneration, lower housing costs, and visible improvements people can see and feel locally.
